Buying property in Florida
Once you have agreed a price it is common to ‘seal the deal’ with a small goodwill deposit, before then going on to make a binding formal offer; this is effectively a purchase contract with contingency clauses allowing either side to withdraw from the deal subject to defined circumstances, for example inability to secure a mortgage that fits set criteria by a certain date.
At this point you would pay a 10% deposit into an escrow account. The conveyancing is handled by a ‘title insurance company’, which will examine the public records and insure the property against any third party making a claim against it. The balance of funds goes into the escrow account before completion, at which point the deeds are updated in your name.
Costs
Allow around 5% of the purchase price to cover legal/title insurer/notary fees, title insurance premiums, transfer taxes, property taxes and mortgage fees.
